1. Possession letter for GH-02C, the part that belongs to Civitech from Noida Authority.

2. NOC from Noida Authority for mortgaging the Group Housing Plot No GH-02/C Sector 77 noida and for providing loan facilty/seeking to avail HBA for purchase of flats to the prospective purchasers( for the part belongs to Civitech).

3. MOA of Civitech Developers Pvt Ltd

4.Payment receipt copy of the money paid to NA as building permit fee.
5. Payment receipt to NA for the instalment of the plot cost Rs. 2 crore

6. Lease rent receipt

7.Consortium document which is referred by you

8.Lease deed of GH02/C with NA ( the lease deed of the land that belongs to Civitech.along with land partition details with other consortium members.

 

GENERAL QUESTIONS

1. What is the possession time?

The builder has mentioned this as Dec 2013.

 2. Do all the towers have 19 floors?

No. Some of the towers with higher configuration of size are having 14 floors. Only  sizes like 1125 and 1340 Sq ft comes with 19 floors (both are in same tower that is 2 and 4 respectively)

3. Does the top floor flat owner gets the roof right?

No.

4. Does the property registered?

Yes. You are requested to verify it with the builder once again for your satisfaction. Lease deed copy also available with ATS.

5. What is Avvai Tamil sangam's role.

We have got involved at the negotiation level to get the beat price possible and passed on the price to the members. Though we have seen the documents, we would like to request each member to meet the builder and go through all the documents for your own satisfaction.

 6. Do I need to pay Rs.1000 to ATS?

Yes. It is make you as a member of Avvai Tamil Sangam so that you enjoy the benefits for this housing scheme and  be a  member for one year. As the negotiation is done for the benefit of Avvai Tamil sangam members, we  would like to have you as member.

 7. Why Low floor premiums to be paid. How it is beneficial to me? Explain.

We have negotiated no PLC as a benefit  with the builder at the last moment. Since different opinions were received from interested buyers on floors and many of them have mentioned that they will withdraw if they are not getting the floor of the choice  we have decided that the lottery will not give a satisfied results to everyone as this is the dream house you are planning to buy and hence left the choice to the users to pick the floors.

To differentiate the price between the buyers on lower floor to the one who gets the higher floor, we have added premium to the lower floors which goes as donation to Avvai Tamil Sangam.
Secondly, paying premium may result in a benefit only. Let us give an example here.
The base price of the unit is set as Rs.2915.00 and a increase in this automatically increases the value of the house.
To occpy the Upper Ground loor, the PLC is Rs.150/Sqft for general category and for a house of size 1340 it is Rs.201000.00 (this means anytime the UG floor will definetely attract the addtional price of this much compared to other floors)
By paying Rs1,15,000 to ATS as a donation to get this floor, you still gain Rs. 86,000.00 ( meaning from day 1 the resale of house at UG will fetch this gain)
More over the premium paid as donation to ATS may also gets you 80G tax releief  which is an addtional gain you may achieve.
Hence the PLC charges what is given to ATS will save income tax to the extent of 30% (being part of real investment) and also give a premium on resale to the extent of 66% more than the investment to start with.  Hence the money paid to ATS will give  more than 200% return from same day of investment. If the property is not for resale, lower floors always preferred by one and all in the family comprising of women, elderly parents and small children.
Hence it is  wise to pay something to gain much more than what you paid!!!!!
It is an golden opportunity and we recommendyou not to miss this.
 8. Do I need to pay the premium and why I need to pay premium…

Yes if you need to book lower floors. For floors eight onwards there is no premium and the only the base price applies. Remember, the PLC applied by the builder is much higher than the premium quoted. By not taking the lower floors, while the Avvai Tamil sangam may not receive any donation but buyer will miss out the opportunity to own the lower ( which is always on demand  and fetch higher value & benefits, be it re-sale or self living) .

If we do not occupy lower floors it gets surrendered to the builder after January 30th 2011 and we indirectly lose the benefit or help the builder to raise more money by selling it to general public.

Without taking the lower floor with lesser premium as mentioned  by ATS ( please go through the attached file for more details on the gain on taking lower floors)  what we lose are

(a)  The premium flats are not occupied by our members which  otherwise would have helped them to have a better valued flats in the years to come.

 (b) Compromising on the concept of community living  just by avoiding paying the premium

(c) by thinking of why ATS should earn premium/donation  out of this scheme will enable builder  to sell the same floor at a higher price to our coommunity after 31st January 2011.  Therefore, not paying the premium to ATS by choosing the upper floors will neither be beneficial for our community nor for ATS but will definitely benefit the builder which dilutes the purpose of fine negotiation done by ATS.

9. Is Avvai Tamil Sangam functioning as commercial organisation here?

 No. We are not looking ourselves as commercial organisation. We do not collect funds from our community every now and then to do events. We are communicating to all Tamil people via mail only and never asked for any funds till date. We organise two major programs with available fund generated through the sponsors and are always looking for fund raising programs to give more programs to our community.   At the end of the day the premium you pay is going to come back to our community as an event for benefits and interests of the community.  In coming years Avvai Tamil Sangam has lot of plans to take up which will definetely make you feel you happy that the premium you paid(which any way is still beneficial than paying PLC) is used for a better cause. 

 10. I want to pay the premium but want to see my donation is utilised properly. How can I ensure that?

While ATS is a registered society and  is subjected to audits every year which ensures that the money is not  misutilised, however  if you wish to see that the donation you make is used in a way you decide, you can direct us to make this as a FD in the name of Avvai Tamil Sangam and Charitable Society and indicate us how the interest received should be used ( like அறக்கட்டளை-ARAKATTALI  ) and on whose name the event should be conducted and we will consider the suggestions. Only request is that the expenditure is not to be directed to be used for any religious program as ATS wants to be a neutral organization.

11. Do I miss anything if I don't take the lower floors.

May be. Please go through the enclosed file and see for yourself.

 12. What next if I decide to enroll.

 Please send us the details like name, address, contact number, flat size, floor and cheque numbers so that we can ask someone to pick it up from your house. Alternatively you can also visit the Civitech office and pay the amounts there.

 13. What is your role on Home loan front?.

 We are trying to work directly with HDFC to see whether some benefits can be passed on to the members applying for house loan. Please wait for details and will share the same in a weeks time.

 14. Whether the premium paid to ATS will have 80 G exemption of Income Tax Act 1961..

 Yes, all donations to ATS will get the income tax exemption u/s 80 G and proper receipt will be given to the donors to claim  tax relief

 15. What will be the re-sale value of this project?

 The real estate market is ever booming one. Just for your information , the  sector opposite to this block i.e Sector 50, is selling @ Rs 5500-5800/- per sq ft which was almost Rs.1200-1500 five years back.  Once developed, ( meaning all projects completed) Sector 74 to 77 will fetch a much higher  rate while comparing with today cost of 2915/- . Being a corner plot with 2 sides wide road, this plot is no doubt a premium plot.

16. Is the construction Vastu based?

Honestly , No Idea. Please go through the plot position and flat position etc., and get an expert opinion done before selecting the right floor/flat. We are told that the houses will be east west facing and the plot is North facing.
17. We assume ATS has seen all the documents and location while deciding. We want to go ahead...
Though we have seen the documents and location, we request you to go to the site one, meet the builder, talk to him and use your self analysis to justify your investment before depositing the cheque.
18. Every payment, discussion needs to be intimated to ATS?
No. Once the first payment is made and the Builder Buyer Agreement is signed, you are free to have your discussions limited with in yourself and builder.
19. What if my friends who do not belong to our community wants to buy here?
As we said, the purpose of this initiative, is to develop the culture of " Friends helping Friends".  If your friends need to be included they are more than welcome. However all the points discussed are applicable to them as well.
20. What the Builder is going to provide to the community?
1. A small temple in the premises if we give atleast 80 bookings
2.  A promise to create a sound proof environment in the club house to conduct events if we give 125 bookings. So that the echo and other issues do not spoil the event
21. I wanted to go ahead but want to delay till the month of Marghazhi is over... Any suggestions?
We respect your sentimements. The only sugggestion we can offer is
a) send a request by email giving all the details about yourself and the detail of the property looking for and to hold the house till Jan 16th. We will pass on your details to the builder and ask him to talk to you.
b) If suitable send a post dated cheque as a token money to the builder so that he is confident of your intention to go ahead on purchasing the flat and kindly stick to your decision.
c) Block the flat anf floor so that when your are reaady to pay, the flat is available for you as the allotment is on first cum first serve basis.
